Documents you need to sell a house in Tenerife

Quick answer

To sell a property in Tenerife you need your ID and NIE, the title deed, a recent nota simple, the energy performance certificate, the last IBI receipt, a certificate from the community of owners that you owe nothing, and recent utility bills. Depending on the property, the habitability certificate or licence of first occupation may also be required.

The checklist

  1. Passport or ID and NIE of every owner.
  2. Title deed (escritura). A copy is fine to start; the notary will request what it needs.
  3. Nota simple from the Land Registry. It shows the owners, the description and any mortgage or charge. The notary checks it again before signing.
  4. Energy performance certificate (certificado de eficiencia energética). Required to advertise and to sell; the rating must appear in the listing.
  5. Last IBI receipt (council property tax), showing it is paid.
  6. Community of owners certificate stating you are up to date with fees. The notary asks for it at signing.
  7. Recent utility bills (water, electricity) to transfer the contracts.
  8. Habitability certificate (cédula de habitabilidad) or licence of first occupation, where the town hall requires it for the property.

Only in some cases

  • Mortgage: the bank's statement of the amount needed to cancel it on the day of signing.
  • Holiday rental: the registration details and the status of the licence. See selling with a holiday rental licence.
  • Inherited property: the acceptance of inheritance, registered in the heirs' names. See selling an inherited property.
  • Works or extensions: licences or legalisation, so the property matches what is registered.
  • Selling from abroad: a power of attorney if someone signs for you.

Why it pays to prepare early

Buyers, their lawyers and banks ask for these documents. Having them ready from day one shows the property is clean, avoids surprises after an offer and shortens the time to the notary. When you upload your property with us, we check what is missing and help you request it.

Questions owners ask us

Can I advertise without an energy certificate?

No. The energy rating must be available when the property is advertised, so it is one of the first things to arrange.

Where do I get a nota simple?

From the Land Registry, online or in person. It costs a few euros and is usually issued quickly.
